Let me tell you a little bit more about myself.

I was raised in an entrepreneurial household and much like you, I’ve had an entrepreneurial drive for as long as I can remember.

From a young age I was determined to never have a boss, never work a w2 and never trade time for money at a 9-to-5 job.

So I decided to work commissions as a financial advisor right out of college.

It was right at the start of my career in 2001 that I invested in my first duplex. I could hear the anxiety in my mom’s voice as I broke the news to her.

“You’re too young to be buying a house.”
But I had other plans.

By renting out the upstairs for $600/mo and collecting $300/mo from my roommate, I lived in the duplex for $100/mo and got my first taste of real estate.

Fast forward a few years to 2004 when I found myself at a Rich Dad Poor Dad event. I was convinced that full-time real estate was for me. 

Then, in 2005 I finally pulled the trigger. I quit my position as a financial advisor, rented office space, and even hired a personal assistant.

And it flopped.

In our first 6 months of full-time work, we closed 0 deals which meant $0 in my bank account and negative overhead after expenses.

I was disheartened. I was disappointed. But more than anything: I was desperate.

This had to work. I had to make this work.

With all of the cards stacked against me, I took one last gamble and entered a 10-week house flipping contest.

With the insider secrets I learned from a powerful coaching program, we shattered the contest record and won first place by closing 17 deals and making $350k in profit.

For the next 5 years, we flipped houses and invested in residential properties making a profit with each flip. But it was stressful, and I felt like I was chasing each dollar.

That’s when everything fell apart.

It was a cool September evening in 2011. I can still hear the laughter of my 2 little girls as I tossed them in the air and wrestled with them.

I rolled over and stared at the ceiling with a huge grin on my face. “I’m blessed beyond belief,” I thought, “I’ve got 2 beautiful girls and a son on the way. How much more could a man want?”

I folded my hands over my abdomen. That’s when I knew that something was horribly wrong.
“Hey Lisa, come here.” I whispered to my wife. “Check this out, it’s hard as a rock.” We locked eyes for what felt like eternity. This can’t be good. “Let’s get a quick CT scan to check it out. No biggy.”

I’ll never forget when the Strongsville Cleveland clinic called that Monday morning and they said “Josh needs to get up here NOW.” 

In late 2011, I was ripped away from my business when I was suddenly diagnosed with pancreatic cancer.  
Imagine being told you couldn’t make money even if you wanted to. Now imagine being told you had pancreatic cancer and the survival rate was just 7%. 

My heart was in pieces. Our hearts were in pieces. 
I knew on the inside that I was going to do whatever I needed to do to make it. But I also knew it wasn’t entirely up to me. 

I was torn from my real estate investing business for 9 straight months, due to doctor's visits, surgery, preparation, and recovery.

After going through an intense 10-hour surgery and countless complications, I lost 50 pounds within 4 weeks

During surgery, the surgeon took out my gallbladder, spleen, entire stomach, 80% of pancreas, and 20% of my liver. It’s literally a miracle from God that I’m still here right now.
I had to learn how to eat again.

I had to learn how to live again.

And this entire process decimated my financial situation and my savings that I had worked so hard to build through real estate investing.  

That’s when I knew things needed to change.

I wasn’t going to make the same mistake twice. 

Amidst the recovery process, I had raised private money to fund 2 properties. After surgery, I sold those deals and made 80K in profit.  

That’s when I recognized the enormous value of raising capital.

Funding = Freedom!

This was massive. If I controlled the funding, I controlled everything. 

I spent the next 9 years mastering the art of funding residential and commercial deals. I brokered loans, ran a private equity fund, and became a major hard money lender for investors.

We started generating 10-13% returns and our investors were ecstatic. They were hungry for more.

I began raising more and more money for equity-based apartment complex deals.
That’s when I had my eureka moment. I didn’t need to be transactional anymore. I didn’t need to chase the dollar. I could raise money, get funding, and leverage multifamily investing for powerful cash flow, no matter what the market looked like.

The world was my oyster. As I explored this new business model, I realized I could open untapped streams of income like net free cash flow, acquisition fees, cost segregation, and much, much more.

When I went through my cancer diagnosis, surgery, and recovery… It felt like going through hell. But today I’m so grateful for what has come out of that entire experience.

I was one of the lucky 7 out of 100 survivors, who made it through to the other side alive. I had a new perspective.

I had a new lease on life and I was determined to not waste this beautiful gift called life, that I was given. 

I went to work, invested in amazing mentors that fast tracked my success, and I figured it out…

A native of Northeast Ohio, Josh graduated from Baldwin Wallace College in 1998. After graduation, he obtained his Series 6, 63, 66 and life and health insurance licenses. He also worked as a Financial Advisor from 1997-2004.
In 2004, Josh took his knowledge of raising capital and the financial markets and started investing in real estate full-time. He was able to combine his knowledge of financial investing with real estate to create a very successful business, which quickly grew into closing over 100+ wholesale and short sale deals per year. 

In turn, he began training and teaching apprentice partners and students. He founded Strategic Real Estate Coach in 2007, and has taught thousands of investors how to replicate his success. Josh has vast knowledge and experience in helping to coach clients and mentor students and borrowers from across the US in finding, structuring, negotiating and closing various types of transactions for a profit.
